Factory Built Permanent Engineered Modular Structures (Group D)
Products are marked in a permanent manner where it is readily visible after installation with the following:
1. The QAI Label (item 1097) is normally located in close proximity to the electrical panel and includes:
• Certification label Serial Number
• QAI certification logo with the “C” identifier
• “Permanent Engineered Structures”
2. The specification nameplate (item 1068, 8-1/2” x 14”
size) is located in close proximity to the electrical panel
• Manufacturer’s Name and Address
• Date of Manufacture
• Model Serial Number of Product Code
• Foundation Type (Perimeter Foundation Wall or Piers)
• Floor Live Load
• Specified Snow Load (1/50)
• Seismic Response Sa(0.2)
• Hourly Wind Pressure (1/50)
• Building Envelope Effective Thermal Resistance
• Windows/Doors/Skylights Thermal Characteristics
• Outside Design Temperature (Heat Loss or Heat Gain)
• Factory Installed Appliances
• Site Installed Components, Assemblies and Systems
• Electrical Systems Voltage, Frequency and Amperage
Other Markings as required by the relevant Codes.
Note: the QAI label and specification nameplate are
available from QAI and must be applied in the factory.
Permanent engineered modular structures under Part 3, 4, 5, 6 of
the National Building Code of Canada, Alberta Building Code and British
Columbia Building Code. These permanent modular structures are classified
under the following occupancy group:
- Group D

groups, please refer to Appendix A, Division B of the National Building Code
of Canada, Alberta Building Code or British Columbia Building Code.
Structures included in this listing are manufactured in single or
multiple modules up to a maximum of 2-storey configurations.
The design of each discipline: structural, architectural, mechanical,
and electrical, require review and approval by registered
professionals registered in the province where the units are intended to be
installed. The registered professionals are responsible for completing the
letters of assurances – Schedules A & B (during permit process) and
schedules CBs (after completion of the project).”

assemblies are certified by QAI Laboratories Ltd. under listing
• Structural Steel with Integrated Insulation Panel (IIP) as the
envelope (The IIP assembly is certified by QAI Laboratories Ltd.
under listing B1038-2).

Sprinkler and Fire Alarm Systems:
The certification covers factory installed portions of the fire alarm and sprinkler systems. The design of the fire alarm and sprinkler system must be designed by a rofessional Engineer registered in the Province in which the building is intended. Installation and commissioning of the fire alarm and sprinkler system must be completed on site by qualified technicians as per the requirements of the Authority Having Jurisdiction.
Modular buildings included in this listing are manufactured at a central facility and transported to the site. These modules must include provisions for on site interconnections, connection to municipal services (water and sewage) gas and electrical power supply. QAI certification covers the construction of the modular homes including any factory installed plumbing and electrical services, appliances, equipment and fixtures. QAI certification is intended to obviate the necessity of further inspection by the local regulatory authorities except for site connections to services or to other modules and for site installed features.
Site installation of products must be done according to manufacturer’s installation instructions and in compliance with the requirements set by the local authority having jurisdiction.
