Factory Built Structures

The CSA A277 standard specifies the procedure for certification of prefabricated buildings, and partially or fully enclosed modules and panels for buildings of any occupancy.  The standard provides requirements for certification of the factory quality program and certification of the prefabricated product. CSA A277 applies to prefabricated building, modules and panels constructed of any material, such as: modular homes, manufactured homes, relocatable industrial accommodations, and other building modules or panels that are constructed in a factory before being shipped to the final site.

The CSA A277 standard and this certification program does not cover portions of buildings or services that are not completed in the factory.  It also does not address transport of buildings or their erection at the building site.

QAI is a Standards Council of Canada Accredited Certification Body. Products included in this category and labeled per the markings section below are considered certified by QAI under QAI’s SCC scope of accreditation.

Requirements

Manufacturers producing structures covered by this category have been evaluated to the requirements of CSA A277 “Procedure for Factory Certification of Buildings”. The standard requires that products are designed and constructed to comply with codes and regulations in force at the installation location.  Where codes or other regulations are not in force at the installation location to address some or all aspects of building design and construction, products are designed and constructed to comply, as applicable, with the following:

1. The National Building Code of Canada or the CSA Z240 MH Series;
2. The Canadian Electrical Code, Part 1, for the installation of electrical systems;
3. The National Plumbing Code of Canada, for factory-installed plumbing and fixtures;
4. The National Energy Code of Buildings.
